since the room is a rectangle, you can assume that two sides of the room are 3 yards long.
14- 2(3) = 8
the 8 yards left accounts for the other two sides so you have to divide it by two to get the length of a single side. 4.
to find area, just multiply the 3 by 4 and get 12 square yards

The area of the room is 12yd2 You would do 3+3=6 for the sides, and then the leftover is 8, divided by 2 would be 4 for both sides. And 3 times 4 equals 12.
