For your first sentence you can write the one that is given, which could be used as foreshadowing for the future. After that sentence you can talk about past through Anne's thoughts (when she is looking at the house or however you want to form your story). In these thoughts you can talk about the urban legend and explain how Anne got to that point. Maybe she moved to that town recently and when she heard these urban legends about these creepy neighbour who supposedly moved away but people still hear noises from that house, so she decides to explore who's living in that house.
2nd question:
Anne could be feeling fear since she is going into an unknown place.
She could be excited because she is finally trying to solve this mystery that has been unknown for years.
Maybe she can feel happy because of what she finds. She might find an old lady who later on can become her friend or someone who helps her....
