the equation is:

(18x^3y^3+27x^2y-36xy^2+45xy)/(9xy)

Now if you realise all the numbers in the numerator are multiples of 9, and also all terms have at least one x and one y, so we can take a common factor:

(9xy(2x^2y^2+3x-4y+5))/(9xy)

if you want to prove this, you can use the distribution propertie. and now we can simplify the equation:

2x^2y^2+3x-4y+5
