Final answer:

A comprehensive marketing plan for selling a residential property should include a visually appealing open house flyer, a multi-channel prospecting plan, and a detailed checklist of actionable items to ensure all steps are covered, leveraging the property's key amenities such as the wood-burning fireplace, central air conditioning, and double detached garage.

Step-by-step explanation:

Marketing Plan to Sell the Property

Your request involves developing a creative marketing plan for selling a residential property, including an open house flyer, prospecting plan, and a checklist of actionable items. With reference to the given details, such as the property location at 135 Shady Lane, attributes of the home, and the broker's information, a comprehensive plan tailored to the real estate market can be crafted. To create an effective marketing strategy, you would need to combine various traditional and digital marketing approaches that highlight the key amenities of the property such as the wood-burning fireplace, central air conditioning, and double detached garage.

An open house flyer would need to be visually appealing and informative, providing potential buyers with all the pertinent information at a glance. It should feature high-quality images of the property, a clear headline, key property features, and the open house date along with the contact information for the agent.

The prospecting plan should include reaching out to potential buyers through multiple channels such as real estate websites, social media platforms, email marketing, and networking with local businesses and community groups. It's also important to leverage MLS listings and possibly stage the home to showcase its full potential.

A comprehensive checklist is crucial for keeping track of all necessary actions, from preparing the property for viewing, scheduling professional photography, creating marketing materials, to following up with leads post-open house events. The checklist ensures that no crucial step is missed which might delay the sale or reduce the property's appeal to potential buyers.

Always remember to be compliant with all laws and regulations, and to put the client's best interests first. Becoming familiar with the local real estate market trends and crafting a unique selling proposition for the property can also be beneficial. Consistent review and adaptation of the marketing plan to what works best can lead to successful sales.
