Basically what you need to do is take each term above and divide it by the term on the bottom.
For example :
(A+B)/C = A/C + B/C.
Then it would be
X^18 y^12/x^3 y^4 + x^9 y^8/x^3 y^4

X^15 y^8 + x^6 y^4.
