1/4 of 96 were sold... replace "of" with ×
1/4 × 96 = 96/4 = 24
So the first month 24 houses were sold so that leaves...
96 - 24 = 72 houses.
1/3 of 72 were sold the next month
1/3 × 72 = 72/3 = 24
24 houses were sold the second month so there are...
72 - 24 = 48 houses left
