I had to look for the options and here is my answer:

In the process of initiation, what happens is that the proteins bind to the replication source or origin. And in this process, it includes the AT-rich region. How initiation gains from this regions is that two H-bonds hold the adenine-thymine pairs together. This makes it easier to separate in the unwinding process.
