W = L - 6

Perimeter = 2L + 2W = 80cm

2L + 2(L-6) = 80cm

2L + 2L -12 = 80cm

4L = 80 + 12

Width W = Length L - 6

W = 23 - 6 = 17

Therefore, Area = Length x Width

Area = 23 x 17 = 391cm²
