1.2x-81=0.88x
1.2x-0.88x=81
0.32x=81

Explanation:

The item cost him x.

Selling at a profit of 20% means he sold it for 1.2x.

Selling at a loss of 12% means that he sold it for 0.88x.

1.2x - 81 = 0.88x

1.2x - 0.88x = 81

0.32x = 81

x = 253.13
