We have that the area of a rectangle is the following


\begin{gathered} A=l\cdot w \\ \text{In this case:} \\ l=y+4 \\ w=y-5 \end{gathered}

replacing:


\begin{gathered} A=(y+4)(y-5)=y^2-5y+4y-20 \\ A=y^2-y-20 \end{gathered}
