As we can see, he only needs to fence three sides. The perimeter of the pen is:

x + x + 2.5 + x + 2.5 = 39.5

3x + 5 = 39.5

x = 11.5 ft

The area A inside the pen can be calculated as:

A = x*(x + 2.5) = 11.5*14

A = 161 ft²
