since x < 35

let us use x = 34

Using herons formular

\begin{gathered} A=\sqrt[]{p(p-a)(p-b)(p-c)} \\ p=(35+34+22)/(2)=(91)/(2)=45.5 \\ A=\sqrt[]{45.5(45.5-35)(45.5-34)(45.5-22)} \\ A=359.3215 \\ \end{gathered}

The Area of the triangle can't go above 359.3215 since x is less than 35 we used the closest number of x that is less than 35. The area will be 335 cm squared
