By the first condition,

(x+12) = 3( y - 12)

x+12 = 3y - 36

x = 3y-48 ........ eqn (i)

and

By the second condition,

x= y+8 ........ eqn (ii)

now,

combining both the equations...

x = x

3y-48 = y+8 ( from i and ii )

2y= 56

y = 28

then , if y = 28

soo.. x= y+8

= 28+8

= 36
