(x-6) (x+2)
so x=6 or x= -2
for futher help i wll be available but it is simple as that

x^2 - 4x - 12 = 0
(x + 2)(x - 6) = 0

x + 2 = 0
x = -2

x - 6 = 0
x = 6

solutions are : -2 and 6
